The Site
The proposal site lies to the south west of Ushaw Moor, County Durham which is located 5km east of Durham City Centre. The site consists of agricultural fields with boundary and internal hedgerows.

The site is surrounded by:

Cockhouse Lane to the north, beyond which is the urban form of Ushaw Moor. The western site boundary follows that which is already established by existing development to the north;

Residential development and allotment gardens to the east;

Mature woodland to the south which also forms the boundary of the Area of Higher Landscape Value – the site is enclosed by the woodland. The River Deerness flows east-west within the woodland; and

Agricultural fields to the west, with further woodland beyond, also forming the Area of Higher Landscape Value boundary.
There are bus stops on Cockhouse Lane, directly outside the application site, providing regular connections to Durham City Centre and beyond.
Ushaw Moor is defined as a Local Centre within the County Durham Plan and contains a range of services and facilities including convenience stores, two primary schools and Durham Academy High School, cafes and restaurants, amongst various other facilities.
