The Proposal

We propose to construct around 160 new homes, including affordable homes and homes specially designed to accommodate the needs of the older populations.

The current draft layout contains 158 dwellings with a mix of 2, 3, 4, and 5 bedroom homes.

Within the current proposals, 16 of the homes will be delivered as affordable houses including 12 which will be delivered as affordable bungalows (‘affordable housing’ is defined by government policy and consists of homes that are either rented or sold below market values).


These homes have been designed using a range of house types to best fit the location of the site and provide a range of homes for families with different needs.


The proposed site layout has been developed with careful consideration to existing site constraints, topography, local context and the need to create a high-quality sustainable development, with open space including informal outdoor play space such as trim trails being incorporated into the development.


The proposed layout is illustrated showing the road arrangement, positioning of dwellings, footpaths and open spaces. Access to the homes will be from Cockhouse Lane to the north.

The proposal will deliver at least 16 affordable homes including homes for sale at a discount market value and homes for affordable rent. These will include around 12 bungalows, helping to support the needs of an aging population.

Economic Benefits

The proposed development of 158 new homes (including 16 affordable units) on land at Ushaw Moor, Durham could unlock a range of economic benefits, including:

Supporting a total of 285 direct, indirect and induced FTE construction jobs per annum throughout the construction period (c. 3 years and 3 months)

£870,000 of one-off first occupation expenditure, created by new residents making a ‘house feel like a home

Technical Considerations

The new homes would be accessed from Cockhouse Lane to the north. A detailed assessment of the proposed junction has been undertaken to ensure safe access to the site can be achieved. Sufficient car parking will be provided for residents and visitors, including  electric vehicle charging.


Pedestrian connections will also be provided onto Cockhouse Lane, as well as a further connection to the east of the site.
